An analysis of housing prices in urban areas of Ardabil With emphasis on the hedonic model

Abstract
Evaluating real estate prices is always a popular topic in economic geography and urban land economics. Hedonic pricing is considered one of the best methods, which is interpreted as the sum of implicit prices, the characteristics of a good. While the factors and characteristics that determine housing prices are of interest to many planners and policymakers, housing prices fluctuate greatly and are difficult to predictWhile the factors and characteristics that determine housing prices are of interest to many planners and policymakers, housing prices fluctuate greatly and are difficult to predict. In the meantime, the hedonic price model plays an important role in determining housing prices. In this regard, the present study, which was descriptive and analytical, aimed to investigate and determine the impact of effective characteristics on housing prices in urban areas of Ardabil, emphasizing the hedonic model and using an objective and verbal method. The statistical population was the citizens of Ardabil, who were determined as the statistical sample size based on the Cochran formula to be 384 people. A researcher-made questionnaire with a five-option Likert scale consisting of 24 questions was provided to the statistical sample. After collecting the data, the data were analyzed using SPSS software using the combined model and TOPSIS model, and finally the results were ranked in the form of a map using ARC GIS software. The results showed that Ardabil city was slightly above the average with a value of 0.5949. Region 1 with values of (Q 0.6997), Region 3 (Q 0.6662), Region 2 (Q 0.6173), Region 4 (Q 0.5112), and Region 5 (Q 0.4902) had the highest to lowest acceptable status, respectively.
