Abstract
On the one hand, dilapidated urban textures have valuable residential roots, cultural-social or architectural gardens, and on the other hand, they have suffered widespread problems and damages due to severe dilapidation, lack of desirable and appropriate services, accessibility and health. This study aims to analyze the relationship between the physical quality of the living environment and the level of citizen satisfaction and identify factors affecting citizen participation in the process of recreating dilapidated textures, and examine the role of citizen participation in recreating dilapidated urban textures and improving the quality of life in the city of Kamalshahr, Karaj; which is applied in terms of type and descriptive and analytical method. The statistical population of the study is 384 citizens of Kamalshahr. Quantitative models such as confirmatory factor analysis and structural equation modeling, and statistical tests such as Pearson correlation coefficient and analysis of variance (ANOVA) have been used to analyze the data. The results of confirmatory factor analysis showed that the questions related to the quality of life and regeneration variables were appropriate explanatory variables with factor loadings greater than 0.5, and the model fit indices also indicated that the model fit the data well. The research findings and test results showed that there is a positive and significant relationship between the physical quality of the living environment and the level of citizens' satisfaction with dilapidated textures, and factors such as income, education, and social class also have a significant effect on the level of citizens' participation in the regeneration of dilapidated textures and can be effective in planning and implementing urban regeneration projects. Finally, the research has proposed and presented practical solutions for the successful regeneration of dilapidated textures in the study area to improve citizen participation and increase the quality of life.
